The Residences at Queen Mary is located in North Vancouver and built adjacent to the historic Queen Mary Elementary School. Williams Engineering Canada (WEC) provided schematic design, design development and complete mechanical building permit, and construction documents and specifications for the Residences at Queen Mary. The buildings were designed by Raymond Letkeman Architects Inc. and developed by Polygon.
The Residences consist of 76 units divided between two separate four-storey wood-framed buildings built over a shared parkade. They are comprised of one, two, and three bedroom apartments, featuring gourmet kitchens, soaker tubs, in-floor radiant heating and breathtaking city, mountain, and ocean views. The project also targeted LEED® Silver certification.
The Residences heating systems are generated from the Lonsdale District Energy plant, which provides heated water to the radiant floor heating system for all suites, the central domestic hot water storage system, and the ventilation air handling units. Corridor ventilation pressurization is provided on every level and unit ventilation is achieved through washroom exhaust fans controlled by time-clocks. A passive outside air intake grille into each unit has been incorporated into the design. The building is also fully sprinklered to NFPA 13R standard.
