Located on Vancouver’s West Side, Basalt is a luxury six-storey condominium building containing 51 residences and a block of townhomes over a two-level parking garage. Named after its unique basalt exterior, these modern residences boast stunning panoramic views of the Vancouver skyline and Queen Elizabeth Park. Basalt is centred in Vancouver’s Cambie Corridor, a collection of five neighbourhoods included in Vancouver’s Cambie Corridor Planning Program. This municipal program is a 30-year framework to guide growth in the area that will allow the community to add over thirty thousand new homes and double the current population.
Performing as the mechanical consultants on this residential project, Williams Engineering Canada (WEC) focused on sustainability as the building targets LEED for Homes Midrise Gold certification. Services included the need for extensive LED lighting, high-efficiency HVAC systems, on-site stormwater treatment and low-flow plumbing fixtures. As the project is located within the Vancouver Cambie Corridor Planning Program boundaries, the mechanical systems were designed for future connection to Vancouver’s Neighbourhood Energy Utility (NEU). Plumbing systems and services designed by WEC included domestic hot water provided by a central gas-fired system, residential plumbing fixtures and roof drainage. A central low-temperature heating water loop was provided for space heating energy with high-efficiency natural gas boilers with fresh air ventilation provided to each suite through the use of heat recovery ventilators.
