Breeze by Adera

Breeze by Adera is an award-winning townhome development located in the community of South Surrey. Breeze is made up of two, three and four bedroom, 3-storey units. This modern townhome development is located close to shopping centres, education facilities, public transportation, as well as recreational centres, Crescent Beach, and various hiking trails.

Williams Engineering Canada (WEC) provided mechanical schematic design, design development and permit and construction documents for the heating, ventilating, and plumbing design. Heat loss calculations were provided for each of the various unit types; to assist the electrical consultant for final sizing of the baseboard heaters, which are being used to provide heat for the units. Each unit has been designed with washroom exhaust and a primary exhaust fan that is controlled by a timer as per BC Building Code standards. The plumbing and drainage to each of the fixtures has been provided. Non-freeze hose bibs were used at the front and back of each unit complete with isolation valves located in the service room. Domestic hot water is generated by an electric domestic hot water tank located in each unit.

Mechanical and plumbing design was also provided for the 2-storey amenity building and outdoor recreational area in the development. The building uses split system fancoils for heating and cooling of the spaces. Independent supply fans with duct heaters provide tempered ventilation to each occupied area. A water entry station located in the mechanical room on the lower level uses PEX piping water distribution to all plumbing fixtures and domestic hot water distribution provided from a central electric domestic hot water tank. Fresh air ventilation and dedicated exhaust systems have been provided for each “active” area within the building.

Breeze by Adera was the recipient of the Canadian Home Builders’ Association BC Georgie Award for Best Townhouse Development for Lot C, Phases 7-9.
