Highland Estates Restoration

The Highland Estates Condominium buildings are located in the central neighbourhood of Acadia. Built in the 1970s, the 20-unit complex needed a condition assessment to precede the restoration of the building envelope of their residence.

Williams Engineering (WE) was the prime consultant for this restoration and provided building science and structural services.  The client’s needs entailed replacing the siding on the buildings and making improvements to address cold floors and water leakage at select locations. The building science team conducted the design, specifications, investigation, site reviews during construction, and progress claims. Contract administration was provided throughout the entirety of the project, as well as site reviews from beginning to the completion of the project. A review of the deteriorated framing, calculations to determine required repairs, and review of repairs were completed by the structural group.

While maintaining a strong commitment to environmental responsibility, James Hardie siding was chosen as it is composed of natural and sustainable raw materials. The structural repairs entailed PVC framed residential windows and doors and existing brick masonry.

Overall, Highland Estates Condominium Complex has been fully investigated, repaired and restored. Open and proactive communication was practiced throughout the project, to ensure WE delivered innovative and high-quality solutions. Residents of the condominium complex are now benefiting from an improved and resilient place to call home.
