Radius at Royal Oak

Radius at Royal Oak is a residential development by Tri-Eagle Developments and Jawl Residential, with architectural design by DHK Architecture Inc. This development is located on West Saanich Road in Victoria, British Columbia. The six-storey, 5700m2 building has 66 spacious residential units, with grade-level parking and an underground parkade. The development features ten suite floorplans, with options for one and two bedrooms.  Each suite layout is unique and strategically designed to utilize natural light for maximum in-unit efficiency. The building was designed with sustainability in mind; exceeding ASHRAE design requirements, as well as Built Green Gold energy efficiency standards. The development is close to convenient amenities such as public transit, shopping and highway access, and prioritizes landscaping to ensure there is a seamless transition from the site to the surrounding areas.

Williams Engineering (WE) was retained to provide mechanical and electrical services. Electrical design included power distribution, lighting, communications, life-safety systems, access control and security design. The site is illuminated with detailed landscape and pathway lighting, as well as lamp standards to illuminate the shared private entrance roadway. An access control and entrance dialer system are integrated into the building systems. The mechanical design included designs for plumbing, heating and ventilation. A central air and high efficiency boiler were provided in this building for maximum energy efficiency. All suites have been provided with heat recovery ventilators and premium quality water saving plumbing fixtures.

These boutique residences are a welcomed addition to the area, fulfilling a need for more multi-unit housing in this desirable location.
