330 Goldstream Avenue

330 Goldstream Avenue is an affordable living rental apartment development located in Victoria’s Westshore. This residential complex was  developed by the Greater Victoria Housing Society, a non-profit organization committed to providing housing to low-income families and individuals. Constructed with the goal of reducing British Columbia’s affordable housing challenges, 330 Goldstream Avenue supports individuals of all backgrounds helping to diversify the community and ease the immense pressure of current high housing costs. Situated directly behind the newly constructed Centre for Wellbeing that provides mental health programs, this development is well-located to provide its residents with easy access to plenty of affordable and critical health and wellness services.

Williams Engineering Canada (WEC) provided the mechanical and electrical engineering services on this six-storey, 104-unit, wood-framed building. WEC’s electrical team provided designs relating to power distribution, lighting systems, auxiliary power, emergency life safety systems and vehicle charging stations. Effectively communicating with the Architect and team of sub-consultants, WEC coordinated the design and connection of all security, alarm, building entry and communication systems throughout the building. HVAC, plumbing, and fire suppression system designs were completed by WEC’s mechanical team, along with a commissioning review and site reviews. This project was completed using Revit as the drawing program to deliver documents and share them with the project team for coordination.

Completed in 2021, this apartment complex was built to meet Passive House standards and benefits greatly from this energy-reducing construction method, ultimately lowering the operating cost of the building. This affordable living development provides lower-income families with an opportunity to live close to many amenities and, more importantly, a place to call home. In addition, the sustainable design offers the surrounding community with infrastructure that contributes positively to the environment and future generations.
