6050 Sussex Avenue

Sussex is a stunning 41-storey modern residential apartment building developed by the Townline Group of Companies. It is situated on the corner of Sussex Avenue and Hazel Street in the Metrotown area of Burnaby, British Columbia.  The tower is expected to include over 320 units, with one, two and three-bedroom floor plans. Additional 3-storey townhomes will be connected to the tower with ground access.  The Sussex site includes an existing apartment building and church on the North side of the development.  The development site is a short walk from the Metrotown Mall, Central Park and the Skytrain, providing numerous amenities that are easily accessible to residents.

Williams Engineering Canada (WEC) supplied mechanical design services for the Sussex high-rise development which included heating, ventilation, air conditioning, plumbing and fire protection. The buildings heating and air-conditioning is provided by a hybrid distributed heat pump system with boilers and a fluid cooler. Fresh air ventilation requirements for the residential units and amenity areas are achieved by an insulated outdoor air duct connected to the return of each heat pump, coupled with a continuously operating system fan to circulate air to all regular occupied spaces. Corridor pressurization is provided on each floor by a roof top air handling unit utilizing a water to water heat pump to provide conditioned air. Requirements for the building ventilation system include; smoke control systems, vestibule and stair pressurization systems and emergency generator ventilation systems. Domestic hot water to all residential units is provided by a central boiler and storage tank system. Domestic hot water recirculation systems are provided to maintain water temperatures and are designed with a series of direct contact plate-and-frame heat exchangers to control pressure zones for high rise requirements. Plumbing is designed for all residential fixtures, roof and site drainage requirements. A performance specification sprinkler system & fire pump is designed to meet NFPA-13 requirements and ensure tenants safety.
