Hudson Place One is anticipated to become the tallest residential building in Victoria, British Columbia. The project is located within the Hudson District, and will be a heritage restoration development of the old Hudson’s Bay Department Store site between Douglas and Blanshard Street. The convenient downtown location is targeting residents who enjoy working, living and enjoying amenities which include public transit, trendy restaurants, upscale boutiques, along with cultural and recreational facilities. The building will be 25-storeys’ tall, built over a 6-storey parking garage, containing a mixture of studio, 1 and 2-bedroom suites, sub-penthouse and penthouse suites. There is also approximately 2300 ft2 of future commercial space located on the ground floor. Through the use of energy modelling and building system energy trade-offs, the project will be able to maintain large window areas to bring natural light into the suites and provide the occupants with beautiful city and harbour views without compromising energy performance.
Williams Engineering (WE) provided mechanical design services for this project which include heating, ventilation, air-conditioning, plumbing, fire protection and energy modelling. The buildings heating and air-conditioning is being provided by a 4-pipe fan coil system with a central boiler and chiller plant. Fresh air ventilation requirements for the residential units and amenity areas will be achieved by an insulated outdoor air duct connected directly to the intake of each fan coil, coupled with a continuously operating exhaust fan to draw fresh air into the units. The exterior building louvers will be provided as a base building installation for ventilation requirements in the commercial and retail areas. Corridor pressurization will be provided on each floor by a roof top air handling unit utilizing the 4-pipe heating and chilled water system to provide year-round tempered air. Requirements for high-rise building ventilation includes smoke control systems, vestibule and stair pressurization systems and emergency generator ventilation systems. Domestic hot water to all residential units will be provided by a central boiler and storage tank system. Domestic hot water recirculation systems will be provided to maintain water temperatures and designed with a series of direct contact plate-and-frame heat exchangers to control pressure zones for high-rise requirements. Plumbing is to be designed for all residential fixtures, commercial tenant washrooms, roof and site drainage requirements. Plumbing rough-in services are to be designed for the commercial and retail spaces for future connection by tenants. A performance specification sprinkler system and fire pump are to be designed to meet NFPA-13 requirements to ensure tenants safety.
