McKinley Beach Amenity Building

Located north of the City of Kelowna, McKinley Beach is a private, lake-front community surrounded by gorgeous forests and green space. Residents benefit from numerous indoor and outdoor amenities, as well as an exceptional sense of community. This project consists of a single 2-storey amenity building with a gross floor area of 777.5 square meters with two clerestory sections (second floor and upper level). This building houses an indoor amenity area, services rooms, offices, an aerobic studio, change rooms, a steam room, and a fitness area (gymnasium).  

Williams Engineering (WE) is providing our building science consulting engineering services for this purpose-built development. This included design reviews, shop drawing reviews, mock-ups, construction administration and field reviews for the McKinley Beach amenity building.   

Our services during the design period included building envelope and roofing design meetings and reviews, as well as specification and shop drawing reviews. We reviewed the building envelope and roofing detail drawings and specifications provided by the architect and provided architectural drawing markups with recommendations and comments regarding the building envelope systems and details. We reviewed building envelope shop drawings when requested, to confirm system suitability and constructability.   

Our services during the construction period included site reviews of the building envelope, roofing, and foundation waterproofing systems, with a focus on the detailing of the air barrier, moisture barrier, construction joints, tie-ins between various building envelope components, and workmanship.
