Railtown on the Park – Balcony Rehabilitation

Williams Engineering (WE) was retained to provide a full condition assessment of all balconies at the Railtown on the Park (RTOP) condominium complex in Edmonton, Alberta. The project began with a preliminary visual review of two elevations of the existing 5-storey wood framed building. Based on the findings, WE were brought on to provide detailed design and construction administration services to support a complete balcony restoration program, including structural repairs and full replacement of the vinyl waterproofing membranes.

The site consists of two tower buildings (North and South) and the 5-storey wood framed RTOP building. RTOP is an apartment-style building supported on a concrete main floor slab with a parkade below. The above grade balconies are wood-framed construction, protected by sheet vinyl waterproofing membranes.

During construction and the removal of the existing vinyl membranes, multiple areas of structural deterioration were identified. Our team developed detailed repair solutions, including revised connection details and a full replacement of the deteriorated structural wood columns and beams where required. Several balconies also required a complete replacement of the wood floor sheathing to restore structural integrity and ensure long-term performance.

We also provided tender and contract administration, including preparation of tender documents, contractor evaluation and selection recommendations, and advisory support to the condominium board. Administration of a CCDC-2 contract was completed, including progress payment reviews and issuance of payment certificates.
