Located in Penticton’s Riverside District, Sokana is a modern 6-storey building offering 234 condominium units. A wide selection of layouts are offered, including studio units, 1-bedroom and 2-bedroom units with interior space ranging from 400 to 1,050 square feet. Each of the towers at Sokana includes a courtyard on the third floor with plenty of amenities for residents, including a pool, hot tub, outdoor fitness space, a putting green and several lounge areas. A multi-purpose amenity room is also found between the two courtyards intended for events hosted by residents.
Williams Engineering (WE) is currently providing mechanical engineering consulting services and energy modelling services for the design and construction of Sokana. The building includes two 4-storey residential wood frame towers constructed on two levels of concrete parkade space. WE’s mechanical team is providing the designs for the plumbing systems, which includes domestic hot water for the residential suites provided by central gas-fired hot water boilers and storage tanks, and recirculation piping distributed throughout the building. Heating and cooling of the residential suites are provided by non-centralized standalone split system heat pumps. Heat pump-driven air handling units provide tempered air for heating, cooling, and corridor pressurization.
Energy modelling is being provided by WE to demonstrate overall energy performance as required by the City of Penticton with BCBC 2018 Compliance via Part 3 Step 1. These services include preliminary models to inform the early design and requirements for the envelope, electrical and mechanical systems, and two variant design iterations that exhibit code compliance.
