Located on the west end of downtown Calgary, The Loft is an office to residential project converting 52,550 square feet of commercial office space into 55 residential units. This project was approved for funding by the City of Calgary’s Downtown Development Incentive Program in 2023. The program is working to enhance the downtown core by attracting new businesses and residents, ultimately improving the overall quality of life, and assisting in economic growth.
Williams Engineering (WE) was retained by WalterFedy to provide the structural, electrical and building science engineering services for The Loft redevelopment project. Our structural engineering services include designs for the conceptual input of the proposed new floor and roof penetrations. Proposed openings in the existing floor structure to accommodate mechanical and electrical services were provided and our team reviewed the proposed core-hole locations.
Our base building electrical engineering services included a review of existing services in relation to the requirements of the conversion. Designs related to the site services, main building power service, distribution system, lighting systems and exit signs, as well as the auxiliary power were provided. Our team also provided designs for the communications and fire alarm systems.
Lastly, our building envelope team supported the project through the preparation and submission of both the Downtown Retrofit Funding application and the Canada Mortgage And Housing Corporation (CMHC) funding application, including the completion of supplemental energy modelling, analysis, and reporting necessary to meet the CMHC submission requirements.
We are thrilled to be part of this project to help bring new life to the downtown core. This program is important for revitalizing under-utilized areas of downtown and increasing the availability of housing, supporting local businesses, and creating spaces where the community can connect.
