Westlund Office Building

The Westlund office building is located in Langley, British Columbia. It is an approximately 34,200 SF, four-storey office development built over a single level underground parkade. The owner of Westlund Group had a vision to create a bright and beautiful co-workspace with large floor to ceiling windows, wide inviting hallways, a 10,000 SF entrance beaming with natural light, large training room, 80 shared office spaces, six meeting rooms, 16 washrooms and four kitchenettes. Amenities include a café, spa, roof top patio complete with a bar and putting green.

Williams Engineering (WE) supplied mechanical design services for this project which included heating, ventilation, air-conditioning, plumbing and fire protection. The buildings heating and air-conditioning is provided by a distributed heat pump system with central fluid cooler and boiler plant. Ventilation is provided by central heat recovery make-up air units, which provide tempered air to the return side of each distributed heat pump.  The four-story tall central atrium in the building was provided with hot water radiant floor heat and used as a relief path for the building ventilation air.

The base building’s domestic hot water is provided by a combination of central boiler heat exchanger and point-of-use electrical hot water tanks. Plumbing is designed for all base building fixtures, roof and site drainage requirements. Plumbing rough-in services are designed for all base building commercial & retail spaces for the future connection by tenants. A performance specification to NFPA 13 and 14 requirements was provided for the design build sprinkler contractor.
