Williams Engineering (WE) provided the mechanical, electrical, building envelope and sustainability engineering services required for this new five-storey, mixed-use building. 285 Westminster totals 79 units with nine unique layouts over its 60,887 square feet. Level one contains an at-grade parkade with residential lobby, mechanical room, garbage and recycling spaces and storage space. Level Two includes nineteen residential suites and an amenity room that leads to 5,000 square feet of additional rooftop amenity space. The remaining sixty residential suites can be found between levels three and five.
WE’s mechanical designs include the plumbing, heating and ventilation systems in addition to coordination with FortisBC for gas service connections and determining meter locations. Domestic hot water is provided by central high-efficiency gas-fired water heaters and water temperature is maintained by a domestic water distribution and recirculation system. Residential suites are heated and cooled using vertical packaged terminal air conditioners (VPTACs) and ventilated by energy recovery ventilators (ERVs) installed in each suite. Electrical designs include power, communications, lighting and life safety systems throughout the building. Designs for exterior parking area lighting, fire alarm systems, power distribution and rough-ins for electric vehicle (EV) charging stations were also included in WE’s electrical designs.
Reviews of the building envelope and roofing detail drawings, specifications and show drawings were completed by WE’s building science team, including a report providing recommendations and comments for increased building performance. Building envelope and roofing system site reviews were completed during construction to observe progress and quality of installation and construction. Special attention was paid to the vapour barrier, insulation, construction joints and tie-ins to ensure optimal energy efficiency and air-tightness is achieved. Energy modelling services were provided to demonstrate energy performance compliance with NECB 2015 and the 2018 British Columbia Building Code.
