Located on the outskirts of downtown Calgary, Chateau Royale is a condominium complex that consists of three stories and 16 owned units. The structure was built in 1977, and the building envelope, specifically the siding and decks, needed an update and repair where necessary.
Williams Engineering (WE) was the prime consultant on this project and provided building science and structural services. Design, specifications, investigation, site reviews during construction, and progress claims were conducted by the building science team, while the structural group reviewed deteriorated framing and calculated and reviewed costs of required repairs. Additionally, they populated specifications and detail drawings, and facilitated the tendering process.
Throughout the restoration, the building remained operational. This proved to be a challenge for WE, as careful coordination had to be exercised with the client as to not disturb tenants. While maintaining a strong commitment to environmental responsibility, James Hardie siding was chosen as it is composed of natural and sustainable raw materials. Vinyl deck membrane repairs were also used to waterproof and maintain long-lasting decks.
Overall, the Chateau Royale’s fascia has been restored and rejuvenated. Open and proactive communication was practiced throughout the project, to ensure WE delivered high quality solutions. Residents of the condominium are now benefiting from an improved and resilient place to call home.
