The emerging Health and Technology District in Surrey is being developed to foster infinite imagination, vision, and global competition with world leading healthcare and technology centers. The second in a series of proposed buildings in the area, City Centre Two (CC-2) was designed by Wensley Architecture and developed by the Lark Group. Conveniently located near Surrey Memorial Hospital, and on a major public transportation route, just a few minutes’ walk from the King George Sky-train station, CC-2 is a 12-storey LEED® Gold designed office building located in the heart of Surrey, British Columbia. Designed to provide optimal environments and productivity, CC-2 promotes cost-effective solutions that maximize the use of space.
Williams Engineering (WE) provided mechanical engineering services which included energy modeling, heating, ventilation, air-conditioning, and plumbing design. The building’s HVAC system utilizes hybrid distributed water source heat pumps with central ventilation air and heat pump heat recovery for the buildings exhaust. The hybrid heat pumps will allow connection to the future District Energy Utility (DEU) for heating, and a centralized roof top fluid cooler provides heat rejection to maintain the air conditioning cycle. Rainwater harvesting was accomplished through the storm water storage tanks and filtration to provide water for the irrigation system.
The District Energy Utility (DEU) Mechanical room system utilizes two temporary boilers to provide building heating and a heat exchanger for the future connection to the DEU. Upon connection to the DEU, the boiler controls will be set to “secondary heating” and the DEU will provide primary heat for building’s operation.
City Centre Two has been a favourite for our design team utilizing BIM and Revit to improve coordination and detect any issues before they arise. WE looks forward to working on additional buildings as the development continues to grow.
