Parkview Towers

Parkview Towers is located in the heart of Burnaby and across the street from Metropolis Shopping Center. The building is near amenities, parks and transit. The building consists of a 31-storey, concrete high-rise tower over four levels of underground parking, with approximately 9,200 ft² of amenity and lobby space on the main and 31st floor.  The development features 232 residential units and eight, 3-storey townhomes, with layouts that range from studio, one, two and three bedrooms. Parkview Towers classifies as a luxury rental building and strives to provide a living space that focuses on sustainability and occupant comfort, while monitoring life cycle cost over the building life.

Williams Engineering (WE) is providing the mechanical consulting for the building, which includes plumbing, heating, ventilation, and air conditioning design.  The preliminary design included performing an ASHRAE energy compliance model as well as life cycle analysis to facilitate a system selection for the HVAC system.  Heating and air-conditioning of suites is provided through a two-pipe changeover fancoil system.  Water is chilled through a central roof mounted air source chiller, and heated through central natural gas boilers.  The fancoils have supplementary electric heaters to allow simultaneous heating of the suites in the shoulder season when the central system switches to chilled water cooling.

Fresh air ventilation to suites is provided through heat recovery ventilators (HRV’s) that exhaust the bathrooms and recover the heat to temper the incoming outdoor air.   The tempered outdoor air is distributed throughout the suite through the fan coil heating and cooling system.  HRV’s run continuously on low speed to provide continuous ventilation with a local switch at washroom areas to increase fan speed.  Other requirements for the building ventilation system include; high rise smoke control systems, vestibule and stair pressurization, and emergency generator ventilation systems.  Parkade exhaust is provided through dedicated propeller fans wired to combustible gas sensors and variable speed drives.

Domestic hot water to the building is provided by high efficiency central domestic hot water boilers and storage tanks with recirculation to maintain water temperatures.  Recirculation of domestic hot water is achieved through separate heat exchangers serving each building pressure zone.

Parkview Towers will provide additional housing for a highly populated and desirable area to live in greater Vancouver.
