Duet I is located just streets away from Como Lake Park in Coquitlam, BC. It is a six-storey residential wood-frame building that is built over two levels of underground parking. This building will consist of 63 apartments and 11 townhouse units with four variations to the five-unit types. There will be approximately 7,300 ft2 of indoor and outdoor amenity space, including roof-top decks, and 47,500 ft2 of underground parking and utility space. Duet I is yet another project being completed by Adera Development Corp. that showcases the capabilities of SmartWoodTMs technology, which utilizes Cross Laminated Timber (CLT) panel construction. SmartWoodTM, technology in conjunction with Adera’s QuietHomeTM technology, utilizes sustainable, higher quality materials while reducing airborne sounds within the suites creating a more peaceful living space. Other appealing properties of using CLT technology include limited combustibility and high fire resistance ratings achieved through the insulating benefits of self-charring when exposed to fire. The building is being designed to comply with the National Energy Code of Canada for Buildings – 2011 version (NECCB-2011). Energy modelling, using OpenStudio® software, indicates this building design should achieve more than 12% energy reduction over NECCB-2011 minimum targets.
Williams Engineering (WE) supplied mechanical design services for this project, which included heating, ventilation, plumbing and fire protection, as well as energy modelling services. The heating system utilized in the suites includes electric baseboard heaters; ventilation within each suite is provided through a central recirculation ventilation (CRV) system, circulating air through all regular living spaces within each suite. Optional “modular” split system air conditioning has been included for future “owner” selection. Common area design consists of an “occupancy-controlled” mini-make-up air unit for ventilation, coupled with electric baseboard heating and split system air conditioning. Corridor ventilation is provided on each floor via a gas-fired make-up are unit located on the roof. Plumbing is designed for all residential fixtures, roof and site drainage requirements. A performance specification sprinkler system is designed to meet current NFPA-13 and NFPA 14 requirements.
