Linea – Building Envelope Review

Williams Engineering (WE) was retained to provide the building envelope consulting engineering services for the Linea condo complex in Calgary, Alberta. The property is a four-unit, four-storey wood-framed structure constructed on a concrete foundation, featuring a low-slope roof. Residents and the condominium board have observed moisture ingress in multiple areas of the building. These signs of water infiltration have prompted concerns regarding potential building envelope failure.

Our building science team began with a visual review of the structure to assess and identify potential sources of water entry. This initial investigation included the use of non-invasive diagnostic tools such as infrared thermography and moisture meters to help detect hidden areas of moisture intrusion.

Following the site review, our team prepared a detailed report outlining the likely sources of moisture ingress and provided recommendations for targeted repairs. Our team then prepared specifications and detail drawings for the building envelope restoration in accordance with our recommendations for repair. The project was tendered to selected contractors.

During the restoration portion of the project, WE completed onsite quality assurance site reviews to confirm the installation of the new building envelope components was in accordance with good building envelope practices, applicable building codes, and manufacturers requirements.
