A timeless collection of 39 residential homes and retail space, Storia by Beedie Living was constructed in the desirable neighbourhood of Burnaby Heights in British Columbia. This established community is known for its assortment of local family-run businesses that are conveniently located within walking distance of Storia and various other indoor and outdoor amenities. Residents of this thoughtfully designed development will enjoy the panoramic mountain views to the south and vast city views to the north.
Selected to perform as the mechanical and electrical engineering consultants, Williams Engineering (WE) provided design and construction services for the 56,270 square foot mixed-use building. The development includes two levels of an underground parkade, a single-storey-concrete main level and four wood-framed levels above. The main level of the building features 9,000 square feet of commercial space, and the above four levels include 39 residential units.
The HVAC design featured electric baseboard heating for the residential suites, a rooftop make-up air unit to provide corridor pressurization, the parkade exhaust system, heating and cooling load calculations for the building and sizing of the mechanical equipment and control and automation design. Storia’s plumbing system includes domestic cold and hot water, sanitary and ventilation for bathrooms and kitchens and storm systems for roof, landscape and parkade drainage.
The electrical design for the project included coordinating all electrical on-site services with utilities such as BC Hydro, Telus and Shaw. Landscape lighting, parking area lighting, EV charging, empty conduit lighting for security, telephone, cable and building management systems were also included in WE’s design. In addition, WEC conducted various construction administration services, including issuing RFIs and SIs, site reviews to ensure compliance of construction to the design and provided letters of assurance to support the building permit.
This building was designed with precise attention to detail throughout the beautifully crafted interiors and communal spaces. Storia connects its residents to an abundance of local shops, services, and amenities, effectively enhancing Burnaby Height’s strong sense of community and welcoming newcomers with plenty of possibilities.
