The newly constructed TRIO apartments are located in the community of Glenmore in Kelowna, British Columbia. This collection of apartments includes three five-storey residential buildings totaling 175 suites and an underground parking garage. TRIO offers studio, one- and two-bedroom layouts with balconies, air conditioning, and in-suite laundry. Nestled in the beautiful Okanagan Valley, TRIO provides residents convenient access to Kelowna’s abundant amenities, including Kelowna International Airport, the University of British Columbia Okanagan Campus and a variety of restaurants, shopping and outdoor activities.
Williams Engineering (WE) provided building science consulting engineering services during the design and construction of TRIO. WE performed a review of the building envelope, and roofing detail drawings provided by the architect and produced a written report with recommendations and comments related to the reviewed systems and details. Site reviews were performed during construction to assess the work being performed on-site as related to the roofing, building envelope and foundation waterproofing. WE distributed site reports to communicate the observed conditions and status of construction to the complete project and construction team.
Challenges due to affordability and a decreased average household size have resulted in further development and increased demand for multi-family developments. As Kelowna is one of Canada’s fastest-growing metropolitan areas, TRIO serves as a solution to the expanding need for rental housing in the city.
