Voyce – 5168 Cambie Street

Voyce is a midrise residential development located along Vancouver’s Cambie Corridor, designed to deliver high-quality urban living with a strong emphasis on sustainability and energy performance. This project consists of a six-storey residential building constructed above two levels of underground parking and features a diverse mix of roughly 65 units, amenity spaces, and landscaped outdoor areas.  

 

Williams Engineering (WE) provided the mechanical, electrical and energy modelling services for the project from design through construction. Our integrated, multidisciplinary approach enabled seamless coordination across building systems while aligning closely with the project’s overall sustainability goals. The mechanical engineering scope included the design of efficient heating, ventilation, and plumbing systems, high performance HVAC systems, and coordination of low-carbon energy approaches compatible with future district energy connections. Ventilation is provided with high-efficiency ERVs in each suite while heating and cooling for the building is provided through a high-efficiency variable refrigerant system (VRF) which continuously adjusts refrigerant flow between central outdoor heat pumps and controllers to each indoor fancoil unit to meet space temperature setpoints. The VRF system provided maximized value and energy savings while meeting COV zero emissions building and Step Code requirements. Mechanical equipment was stored on a large roof deck inside a screened enclosure. The electrical scope included the full design of power distribution, life safety, and communications systems, including coordination with utility providers and implementation of energy efficiency lighting and control strategies.  

 

WE’s sustainability team also developed whole-building energy models to demonstrate compliance with Part 10 of the Vancouver Building by-law, including comparison of proposed and baseline models and guidance to the design team to optimize energy performance. This project targeted LEED for Homes Midrise Gold Certification.
