West Oak

The West Oak is a 74-unit residential project situated at Oak Street & 49th Ave in Vancouver, BC, designed by Gradual Architecture Inc. and developed by Beijing Shokai Canada Ltd. The project encompasses a full city block and features three-story, wood-framed townhomes with various configurations of bedrooms, bathrooms, and additional spaces in the basement. The development prioritizes sustainable construction practices, integrating energy-efficient systems and eco-friendly materials. Notably, the complex employs a Jellyfish filtration system for stormwater management and includes an outdoor stormwater detention tank. The site is strategically located near essential services such as schools, parks, shopping centers, and public transportation, with convenient access to major roads and highways. 

Williams Engineering (WE) provided mechanical consulting engineering services for the design and working drawings of this residential project. Plumbing systems, including drainage and water distribution, heating and ventilation systems, and roof drainage systems, were designed by WE’s mechanical team. The homes are heated and cooled using split heat pumps and ventilated with ERV to meet BC Building Code requirements. All designs provided by WE comply with ASHRAE 90.1, which includes a thorough review of the thermal performance requirements of the exterior wall assemblies.
