Located in Richmond’s desirable neighbourhood of Alexandra Gardens, this contemporary six-storey condominium building is constructed over a single-level parking garage and features 260 residential units. With modern features inspired by West Coast architecture, Berkeley House was designed to impress with its bold brick facades, large windows and lushly landscaped central courtyard. Within walking distance of hundreds of local grocers, cafes and services, tenants will also enjoy the shopping offered at Aberdeen and Lansdowne shopping centres. Nearby are plenty of dining options with Berkeley House only minutes away from Alexandra Road, Richmond’s acclaimed “food street”.
Retained by Polygon Group, Williams Engineering (WE) served as mechanical, electrical and energy modelling sub-consultants on this multi-family development. The project site is uniquely located within a flood plain; thus, mechanical and electrical systems were installed above the flood level or designed for submerged operations. Domestic hot water was provided to the building by a central heat pump system with gas-fired peaking while being distributed to the suites from manifolds using “home run” piping configuration in the floor topping. All residential suites are heated and cooled using water source heat pumps with fresh air ventilation and exhaust provided independently to each suite through exhaust fans and outdoor air intakes. WE provided electrical designs relating to power, communications, lighting and life safety systems throughout the building and residential units. Mechanical and electrical systems were designed in accordance with energy requirements of AHSRAE 90.1-2010 and with consideration of LEED for Homes Midrise energy targets. WE also prepared energy modelling for schematic design guidance and District Energy Utility (DEU) compliance.
Construction on Berkeley House was completed in the fall of 2020. This residential project connects its occupants with tree-lined walking and cycling paths and upscale amenities with no commute required. Onsite lounges, collaborative workspaces and a luxury fitness studio were designed to enhance an active and social apartment lifestyle in one of British Columbia’s most populous communities.
