Evergreen Acres

Evergreen Acres, located in Clearwater, British Columbia, is a newly constructed seniors affordable housing development offering 20 rental homes operated by Evergreen Acres Senior Housing Society. Evergreen Acres features three, single-storey townhome buildings with eighteen one-bedroom units and two two-bedroom units. Each home features in-suite laundry and easy access to nearby shopping, transit and medical clinics.

Williams Engineering (WE) provided mechanical and electrical consulting engineering services for this new construction project. The mechanical designs include the heating and cooling systems, in addition to the suite ductwork for the bathroom exhaust, dryer exhaust and ventilation air.  The domestic hot and cold-water system, storm drainage and foundation footing drainage systems were also included in WE’s mechanical scope of work. The electrical team provided working drawings for the power, communications, lighting and emergency life safety systems. The building is heated using electric baseboards. The detailed sprinkler design was completed by WE’s sister company, Umbra Engineering.

WE provided energy modelling services to evaluate the performance of Evergreen Acres before the development was constructed. This ensures the buildings will have decreased energy costs and meet the applicable energy efficiency requirements. A schematic model was provided by WE in addition to an energy modelling report and final model produced to demonstrate compliance with the British Columbia Building Code (BCBC) and Energy Step Code compliance path.

Evergreen Acres provides essential housing for seniors on fixed incomes and was made possible through a partnership between Evergreen Acres Housing Society, the Province and BC Housing. These homes ensure seniors are able to continue living independently in their communities close to loved ones with access to essential services and care.
