Parc Elise is a residential development located across from the spectacular Queen Elizabeth Park on Cambie Street. Consisting of two buildings, Parc Elise offers 83 condo units and 19 separate townhomes. The development is located close to several amenities and has skyline views of Vancouver and the North Shore Mountains.
Williams Engineering (WE) was retained to provide mechanical and electrical services for this new condo development. WE provided phased drawings to allow the project team to submit for below and above grade permits, as well as phased IFC drawings. Electrical design included power distribution via a unit substation, lighting, communications, life-safety systems and preliminary security design. Emergency generator design was provided and subsequently removed when the fire pump was changed to diesel.
The mechanical design included a central air source chiller and high efficiency boiler plant with variable primary flow pumping for maximum energy efficiency. The system provides heating and cooling to four-pipe fan coils throughout the entire building. The building’s heating and domestic hot water systems have also been designed to connect to a future low-carbon Vancouver Neighbourhood Energy Utility (NEU) system. All suites have been fitted with heat recovery ventilators and premium quality water saving plumbing fixtures. In addition, 95% of the annual rainfall is treated for quality on site, prior to discharging to the city’s drainage system.
WE also developed the energy model used to guide design decisions and in order to reach LEED® Gold certification. The pre-construction models indicate that the project is expected to save over 30% of energy costs relative to the ASHRAE 90.1 baseline.
