Tallwood 1

Nestled in the heart of Langford, British Columbia, Tallwood 1 is a new twelve-storey mixed-use residential and commercial mass timber constructed tower. 120 rental units are situated over the ground floor retail spaces and feature outstanding mountain and city views. As Langford continues to see an increase in housing density, Tallwood offers residents plenty of amenities, including pet-friendly suites, in-suite laundry and secure parking and storage spaces.

Williams Engineering (WE) provided sustainability consulting engineering services for this new construction project. The building was required to demonstrate energy efficiency and GHG reductions over 2017 NBC standards  per the CMHC MLI Select program. The design team adopted several energy conservation measures (ECMs) to strengthen the potential of the building to exceed the code requirements. The major ECMs used in this project include a high-performance building envelope, high-efficiency lighting, efficient DHW water heater and fixtures and a high-efficiency ground-water source heat pump. As a result, the building meets the energy performance requirements of BC Step Code Step 3.

As one of Vancouver Island’s first mass timber structures, Tallwood offers several other sustainable features, such as EV charging and geothermal heating. Using mass timber for buildings replaces concrete and steel, effectively reducing construction waste. Mass timber can  also able store carbon, keeping it out of our atmosphere for generations.
